Payment system for Morris International
In Japan renting a new apartment has always been a very difficult endeavor. There are many structured systems that make it very difficult for anyone to get into a new place.
Originally, Morris International was focused mainly on the foreign community as not only did many foreigners have a language disadvantage but often did not want to stay for the 2 year contract period that is the norm for most real-estate companies in Japan. The other major barrier was the need to provide a guarantor for getting your apartment. A guarantor is someone who will take the fall for you if you don’t pay your rent on time (this requires your guarantor submits their company or personal tax info as well).
One of the biggest problems in dealing with Japanese real-estate companies is that when you sign your contract you also have to pay for the real-estate company’s fee called reikin (gift money) which is often 2 months rent. Then on top of that, Agent fee, 2 months deposit and also sometimes 2 months rent in advance.
In 1988 when Morris International was formed, we wanted to make the move to a new place as inexpensive and easy as possible. We were the first company in Japan to get rid of the gift money system and also the guarantor system.
